Life in Orlando
The massive and iconic city of Orlando was founded in the early 1800’s and was initially named Jernigan, after its first settlers, Isaac and Aaron Jernigan. In 1857, the area was officially renamed Orlando. The city of Orlando itself is rather large and contains within its limits a total of approximately 115 neighborhoods. Naturally, one of the biggest contributors to the size and success of the area is the booming tourist industry that comes from one of the world’s biggest theme-parks, Walt Disney World.
Theme Park Capital of the world is one of several nicknames that Orlando has been given over the years. Staggering numbers of people flock to Orlando to visit the most popular theme parks in the world—nearly 113 people million visited Orlando in the year 2016. Walt Disney World Resort, Universal Orlando Resort, and Seaworld Orlando, each a multi-faceted corporation, containing numerous theme parks under their umbrella. Beyond a shadow of a doubt, Orlando is one of the most highly sought after destinations for people all around the world.
There is so much beyond these theme parks that make Orlando a pretty special city, and it’s not, first and foremost, nicked-named The City Beautiful for nothing. Within these city limits, you find a hustling and bustling metropolis with charming suburbs disbursed throughout. There is a fusion of languages and cultures within the city. Entertainment and the performing arts play a huge role in the growth of the city. Also known as “Hollywood East,” Orlando is home to many different musical, theatrical, and commercial production centers.
The Florida Film Festival, one of the most prestigious film festivals in the United States, takes place here in the city and has hosted an array of independent filmmakers. The Orlando Ballet, Orlando Shakespeare Theater, and the Dr. Phillips Center for Performing Arts area all highly acclaimed centers whose main goal and purpose is to cultivate and grow the art that is theater.
Not just a city for theater lovers, Orlando is also one that is highly involved in the music industries. In the 1990’s, popular bands such as Matchbox Twenty, N’Sync, and Backstreet Boys made their names here in Orlando. Many other bands from all different genres have gotten their start here. There is certainly a love for the arts within the City Beautiful and it has since become a portion of the lifeblood that keeps the city’s heart beating.
Truly a melting pot when it comes to what this city offers, there are other aspects such as television, radio, and sports that all have a place and a home here. The Orlando Magic, the Solar Bears, and most recently Orlando City Soccer. Game nights are an all-day affair. The morning starts with meeting crowds of fans in Downtown Orlando, a tailgating tradition. From there you migrate to the newly built Camping World Stadium and you can watch what appears to be the entire city of Orlando cheer on their hometown team. It certainly is a sight to behold.
The City Beautiful is a city for everyone, young and old, wealthy or scraping by. There is a place for everyone and there is a way for everyone to try and to make a place and a name for themselves. Orlando is one of the top cities in the nation for building a business, one of the least expensive cities to start a business. Our Custom Home Process
Here’s what you can expect.
The Initial Meeting
This is the ultimate brainstorming session. We’ll put everything on the table here and discuss your vision for your custom home. Anything and everything from particular design requirements, architectural styles, floor plans, desired communities and building locations, your budget, and everything you’ll ever want in your custom home. This gives us an idea of what you’re looking for so we can create a plan to get you there.
We’ll prepare a detailed proposal for your vision specifying the size, features, and turnkey price for your new custom home. you can expect the price to be the price – none of this cost plus nonsense.- going over every detail of the proposal so we can further fine-tune your vision and bring it to life.
There are multiple options when it comes to financing the construction of your soon to be custom home. At this stage, we’ll introduce you to a few hand-picked and vetted lenders to discuss your specific financing requirements and formulate the best plan of action.
Based on the insights and information provided during our initial meeting and proposal presentation we’ll commission our architect to begin the designing process of your custom home. The first step of this design process is the floor plan. Once it’s drafted we’ll review it with you and edit any changes until you’re completely satisfied. We’ll then undertake a similar process for the elevation of your custom home.
Once we have a completed floor plan and elevation, we’ll present a contract for the construction of your new luxury custom home. This will consist of the approved floor plans, elevations, and all specifications throughout the design process.
Once the contract is executed, the plans, specifications, and contract is presented to the lender of your choosing for processing. They’ll review, underwrite, and appraise the proposed custom home.
Once the mortgage underwriting is complete, a closing date for your loan will be set. It’s our goal to prepare all of the necessary construction documents and permits so that vertical construction can begin as soon as possible once the loan closes without any delays.
Prior to starting the construction process on your custom home, we’ll meet on site and review the final construction plan and specifications. At this stage, we’ll also provide you with a detailed construction schedule for you to follow along each stage of construction, and ultimately, the expected completion date.
While your custom home is under construction, we welcome you to visit the site as often as you would like. During the build, you can expect a number of formal and informal site meetings where we’ll discuss the specifics as we build your custom home.
At construction completion of your custom home, we’ll meet with you to prepare a detailed “punch list” of any cosmetic defects, missing features, or areas of concern that you have.
Closing & Move In
This is it. Once the punch list has been completed to your satisfaction you can finally move into your dream custom home.
